Automated Logistics and a Record Prague Lease Headline a Week Defined by Operational Scale

Kajima's completion of a 200,000 sqm robotics-ready logistics centre for Amazon in Lower Silesia and Ecologistics' record-setting lease of an entire 44,500 sqm hall at EQT Park Prague North set the tone this week: occupiers are committing to scale, automation, and long-term operational capacity rather than incremental space. Warsaw's office vacancy falling to a fresh low and a 5,500-unit institutional rental scheme breaking ground in Prague point to parallel tightening across both commercial and residential fundamentals.

Market Mood

The week's activity reinforced a shift that panellists at the Zagreb Property Forum and elsewhere have been describing for months: income and operational performance are overtaking simple sector allocation as the organising logic for capital. Smart money is increasingly favouring residential, industrial, and data centres while selectively re-entering offices, with the bar for "core" now requiring a meaningful premium over government bonds. That logic showed up directly in this week's deal flow — automated, BREEAM-certified logistics, fully let office towers, and large-scale institutional rental housing were the assets that moved, while smaller residential markets such as Budapest showed renewed softness.

Where Capital is Moving

Industrial and logistics again dominated by scale. Kajima Poland completed a four-storey, 200,000+ sqm Amazon logistics centre in Dobromierz, Lower Silesia, with 1.3 million cubic metres of capacity and technical infrastructure built to support robotic systems — one of the most automation-intensive facilities delivered in the region to date. In Prague, EQT Real Estate's park North let its entire 44,500 sqm larger hall to Ecologistics, the Czech arm of Goodcang Holdings, for cross-border e-commerce fulfilment, a transaction Europe-RE described as closed "in record time" and among the largest single logistics lettings the Greater Prague market has seen. Panattoni continued its build-to-suit push with a 5,600 sqm facility for Atlas Copco Group in Lower Silesia, while Peakside Capital Advisors completed Hall D at City Point Targówek in Warsaw and has already started a fourth hall, extending a fully-let logistics park deeper into small-business-unit space.

Office fundamentals continued to tighten in Poland's capital. Warsaw's vacancy rate fell to 7.9% at the end of Q3 2026, down 0.6 percentage points quarter-on-quarter, with total demand exceeding 175,000 sqm and new leases accounting for the largest share of activity, according to PINK data. Knight Frank picked up the exclusive leasing mandate for Sharow Capital's 21,000 sqm VINCI Office Center in Kraków, and AKIPIA's investment in Warsaw's €820 million Roma Tower advanced further with CBRE confirmed as transaction adviser.

Residential and living-sector activity produced the week's largest single commitment: RSJ and developer Na Jelených unveiled plans for a 5,500-unit build-to-rent district in southern Prague, valued at more than CZK 50 billion over a ten-year build-out and designed to be run by a single rental fund — a scale that would establish a new benchmark for institutional rental housing in the city. Speedwell opened Tribera Warsaw, a 675-bed purpose-built student residence completed in under 18 months, and Fond Českého Bydlení confirmed its residential rental portfolio has grown to nearly CZK 3 billion alongside the launch of its retail sub-fund for individual investors. In Poland, WING and Griffin's Lisala vehicle moved to take developer Echo Investment private via a roughly €190 million tender offer, a potential delisting that would mark one of the larger corporate consolidation moves in the Polish development sector this year.

Retail stayed in expansion mode at the convenience and retail-park end of the market. BIG Poland will open its fully-let, 13,500 sqm BIG Olkusz retail park on 22 October, anchored by Kaufland and HalfPrice, and separately confirmed a further fully-let retail park in Konstantynów Łódzki for late October — underscoring sustained tenant demand for regional retail-park formats even as larger shopping centres focus on refurbishment over new build.

CEE/SEE in Focus

Poland's ports continue to drive a parallel logistics infrastructure boom, with growth at the country's Baltic gateways supporting expanding warehouse and transport capacity serving the wider CEE region. Polish residential capital is also becoming more active, with EuropaProperty noting increased activity in the PRS segment as pricing expectations normalise and developers focus on faster project launches — a dynamic visible in LivUp's push to differentiate its Polish PRS offering through technology and hospitality-level tenant service. In the Czech Republic, Crestyl secured a building permit for its 243-unit Nová Amerika residential project in Brno, and YIT Czechia launched a 73-flat Scandinavian-style scheme in Prague 12, both pointing to continued residential development pipeline outside the capital's institutional rental story.

Hungary's residential market showed renewed softness: the Duna House Barometer recorded a 2% quarterly decline in both panel and brick-built flat prices in Budapest during Q3 2026, alongside widening negotiation discounts, longer time-on-market, and lower national transaction volumes — a contrast to the institutional-grade momentum evident elsewhere in the region's living sector. Romania's residential completions told a longer-run story: Cushman & Wakefield Echinox mapped more than 636,000 homes built nationally between 2016 and 2025, with annual completions moderating since a 2022 peak but still running above 2016 levels across Brașov, Cluj-Napoca, and Bucharest.

Slovenia & Adriatic

The Bank of Slovenia flagged high overvaluation in the domestic residential market, alongside a continued decline in housing loan volumes — a signal that credit conditions are tightening even as price levels remain elevated. The "Moving Adria" conference in Opatija brought together operators from the three North Adriatic ports to discuss regional growth drivers, reinforcing the corridor's growing importance to CEE logistics flows that this week's Polish port expansion news also highlighted. Separately, NLB Skladi extended the subscription deadline for its real estate IPO by a week shortly before the original expiry, a scheduling move worth watching as an indicator of investor appetite for domestic listed real estate vehicles.

Outlook

Watch for further automation-driven logistics deliveries in Poland following the Dobromierz facility — robotics-ready specification is increasingly separating prime from secondary industrial stock. Prague's institutional rental sector now has two reference-scale commitments in quick succession (EQT's Ecologistics lease and the RSJ/Na Jelených 5,500-unit BTR district); further announcements at this scale would confirm the city is entering a genuinely institutional phase for both logistics and living assets. In Poland, the Echo Investment take-private process is worth monitoring for its effect on listed real estate sentiment, while Hungary's softening residential pricing bears watching for whether it remains contained to Budapest or spreads regionally.
