Portfolio Exits and Broad Lease Activity Define a High-Volume Week as Logistics Landlords Regain Pricing Power

Deal flow this week was unusually broad, spanning logistics leasing, retail portfolio exits, energy infrastructure financing, hotel joint ventures, and data centre speculation. The common thread was conviction: investors and occupiers alike moved on well-specified assets rather than waiting for pricing to clarify further. Europe's logistics market is, according to Savills data cited this week, tilting back towards landlords, with global rents 36% above 2020 levels and vacancy declining in most markets.

Market Mood

This week's deal flow was defined by institutional discipline on both sides of transactions. Patron Capital and Trei completed the sale of six Vendo Park branded retail parks totalling 68,000 sqm to a joint venture of Star Capital Finance and Generali Fond Realit for €110 million, a clean exit from a food-anchored convenience format that continues to attract long-hold capital. In Hungary, HelloParks sold a fully occupied 46,000 sqm logistics warehouse in Fót to an international investor, a transaction the market reads as confirmation that foreign capital is returning to Hungary. Both exits reflect lender appetite for income-certainty over repositioning stories, and both were executed at disciplined pricing.

Where Capital Is Moving

Logistics leasing dominated the week by volume. VGP secured 30,000 sqm in new Romanian agreements, split between Ursus Breweries at VGP Park Brașov (22,000 sqm) and ePiesa at the new VGP Park Bucharest 2 (8,000 sqm). FM Logistic expanded its footprint at CTPark Bucharest to 116,000 sqm in total, with the new space delivering in Q3 2026. Autonet renewed its 26,000 sqm lease at CTPark Bucharest South, confirming its role as the primary automotive distribution hub for the capital and southern Romania. In the Czech Republic, IPrice-RECARE leased 29,000 sqm at VGP Park Vyškov to consolidate electronics logistics for the entire Czech market.

EQT Real Estate completed EQT Park Prague North, a 56,500 sqm logistics hub in Lužec nad Vltavou developed with 7R Czech Republic, which received its occupancy permit and is now available for tenants. MLP Group broke ground on a 65,000 sqm speculative industrial park in Rzeszów, targeting BREEAM Excellent certification and signalling confidence in the Podkarpackie logistics corridor. Panattoni completed a 22,500 sqm BTS production and logistics centre in Tuchom for Danfoss, supporting approximately 500 employees serving European HVAC and energy markets. Peakside Capital Advisors commenced construction of Building B at City Point Targówek in Warsaw, adding 12,400 sqm of urban light industrial space targeting triple BREEAM, LEED, and WELL HSR certification.

In office, Nasdaq leased 2,000 sqm at the Infinity building in central Wrocław, with opening targeted for late 2026 or early 2027. OPmobility leased 4,270 sqm at Echo Investment's WITA Building B in Kraków, a BREEAM Excellent development following the 15-minute city concept. In Bucharest, a leading FMCG distributor expanded its lease at MLP Bucharest West by 5,350 sqm to approximately 16,000 sqm in total.

In energy, the EBRD provided a RON 300 million (€57 million) loan to Delgaz Grid for network modernisation and digitalisation as part of its 2026–30 investment programme. Futureal Energy Partners acquired a 45 MW / 120 MWh battery energy storage portfolio in Riga from Aretis Group, marking its entry into the Baltic market with construction starting in July and commercial operations targeted for November 2026.

CEE/SEE

Griffin Capital Partners and Primestar Group launched Prime Griffin Hotels, a joint venture targeting hotel acquisitions, developments, and conversions across Poland's major urban markets in the midscale to luxury segment. In Romania, Global Vision committed over €50 million to retail development in secondary and tertiary cities, with a pipeline exceeding €150 million, citing structural demand in underserved regional markets. Romania also emerged this week as a potential location for a large-scale Nvidia AI data centre, reportedly involving a multi-billion euro investment, which would significantly strengthen the country's position as a CEE digital infrastructure hub. Eika and Panattoni announced a logistics complex near Kraków, already 35% pre-leased ahead of a summer 2026 construction start and July 2027 delivery. Astorium secured a €7.5 million loan from tbi bank for the next four blocks of its Astorium Life residential project in Bucharest, approximately 400 apartments with a 65% pre-sales rate.

Luxent Fund SICAV acquired two apartment buildings in Prague's Nové Město totalling 1,711 sqm for full renovation and reconfiguration into 16 residential units and 6 studios. StudentSpace is developing its second Warsaw PBSA location in southern Mokotów as part of its 5,000-bed platform strategy across Poland.

Slovenia and Adriatic

SURS data confirmed that apartment prices in Ljubljana declined slightly in Q1 2026, the first meaningful softening after years of sustained growth. Box Now opened a new logistics centre near Zagreb capable of handling 150,000 packages daily, and announced plans to expand into Slovenia with a target of over 30% market share in package delivery. The Luka Koper share price surged this week, pushing the SBI TOP index above 3,000 points, reflecting positive market sentiment around the port's Q1 results announced the previous week.

Outlook

The Patron/Trei Vendo Parks exit and the HelloParks Fót sale confirm that the institutional exit window is open for well-managed CEE retail and logistics assets with stable income. Buyers are disciplined and lenders are supportive on quality product. In logistics, the speculative groundbreaking by MLP in Rzeszów and the pre-leased Panattoni/Eika Kraków project show that developers are reading the vacancy trajectory correctly. The Nvidia Romania data centre speculation, if confirmed, would be the largest single infrastructure commitment in the country's modern history and would reshape demand for logistics, energy, and office space across the Bucharest metropolitan region.
