NEPI Rockcastle's Spanish Expansion and Warsaw's Landlord-Favourable Shift Define a Pivotal Week
NEPI Rockcastle's €252 million acquisition of MegaPark Barakaldo in Bilbao marks the company's first investment outside Central and Eastern Europe in its history, a strategic pivot for the region's largest listed retail landlord. Simultaneously, Warsaw's office market completed its shift into landlord-favourable territory, with Walter Herz forecasting prime central rents above €30 per sqm per month before year-end.

NEPI Rockcastle's move into Bilbao is the standout story of the week. The €252 million purchase of the 81,000 sqm MegaPark Barakaldo complex represents a deliberate geographic diversification for Europe's third-largest listed retail real estate company by portfolio value, and signals that CEE-focused capital is now confident enough to pursue dominant retail destinations beyond its home region. The company separately raised its full-year distributable earnings guidance by 3.5% to 4% after H1 net operating income grew 3.8% year-on-year to €318 million, giving the Bilbao acquisition a strong balance-sheet backdrop. In Warsaw, the office market's structural tightening became impossible to ignore this week: leasing volume exceeded 280,000 sqm in Q2, vacancy fell to 8.5% city-wide and just 4.8% in the centre, and occupiers are now reported to be starting lease negotiations years in advance to secure space.
Where Capital Is Moving
Deutsche Pfandbriefbank (pbb) provided BGO with a €78 million refinancing facility for a portfolio of five Class A logistics assets totalling 191,000 sqm across central and western Poland, continuing pbb's pattern of active CEE logistics lending seen throughout the summer. Trade Estates, the Greek retail investor, agreed to acquire a 50% stake in Sofia South Ring Mall for €49.35 million, a transaction explicitly designed to capture synergies with an adjacent IKEA property the firm already owns. In the Czech Republic, Wood & Company's acquisition of 760 rental apartments in Prague's Písnice district emerged as the second-strongest investment segment in the country's H1 activity after office, confirming institutional appetite for scaled residential rental portfolios in Prague.
Logistics leasing and development remained active across Poland and Slovakia. GN Group, the Danish audio and communications manufacturer, signed for over 30,000 sqm at Panattoni Business Park Kladno on a former steelworks site designed for future automation, with completion targeted for Q2 2027. 7R launched 7R Park Szczecin South, a 29,000 sqm complex with its larger building already fully pre-leased to e-commerce logistics provider Procent Poland at over 23,000 sqm. MDC2 announced a new 48,000 sqm warehouse and production facility in Ruda Śląska, citing sustained Silesian demand and A4 motorway access. Komplex Torus leased approximately 6,800 sqm at MLP Pruszków II for household chemicals distribution, with handover expected in Q4 2026.
In Slovakia, Tatra Banka Group's confirmed headquarters relocation to JTRE's Pribinova 1 in Bratislava's Eurovea City, over 20,000 sqm of office space targeting LEED Platinum and LEED Zero Carbon certifications, was one of the country's most significant single office leasing commitments this year.

Penta Real Estate is set to lead the Bubny scheme in Prague, the city's largest urban regeneration project, transforming a site of over 250,000 sqm into a mixed-use neighbourhood delivered in phases through 2050, a multi-decade commitment that will reshape a significant portion of the Czech capital. Apsys Polska's revitalised Hala Targowa in Gdańsk reopened after an 18-month, PLN 141 million renovation, drawing nearly 26,000 visitors on its first day across 34 food and retail concepts, the most significant restoration in the 130-year-old building's history. Manufacturing accounted for approximately 28% of publicly announced Romanian industrial and logistics leasing in H1 2026, almost double the prior year's share, as overall Romanian transactions reached about 340,000 sqm. Libra Internet Bank provided €36.5 million to accelerate the Horizon City residential development in northern Bucharest, bringing completion forward by six months to H1 2027. PSN acquired an office building in Brno with long-term plans for conversion to residential use, part of the firm's broader Brno portfolio expansion strategy.
Slovenia and Adriatic
Slovenia recorded 1.8% quarterly GDP growth, second only to Ireland within the Eurozone and well ahead of the 0.4% bloc-wide average, a macro backdrop that continues to support the country's real estate transaction growth, which Finance.si reported this week as the fastest in the EU. The Port of Rijeka strengthened its position in the northern Adriatic with container traffic up 66% in H1 2026, a significant competitive development for the region's logistics real estate corridor. Luka Koper's own H1 results showed continued container traffic growth alongside a decline in car export volumes to Turkey, Israel, and the Middle East, offset by steadily rising Chinese vehicle imports, a shifting trade pattern with implications for the port's warehousing and logistics infrastructure investment priorities.
Outlook
NEPI Rockcastle's Bilbao acquisition is worth watching closely: if it proves to be the first of a broader geographic diversification strategy rather than an opportunistic one-off, it would mark a meaningful shift in how CEE-focused capital thinks about portfolio construction. Closer to home, Warsaw's office market has now definitively tipped in landlords' favour, and with under 140,000 sqm currently under construction against record demand, occupiers who have not already secured space for 2027 and beyond face a narrowing window before rents climb further. The Bubny regeneration in Prague, though decades from completion, will be a multi-cycle story worth tracking as an indicator of how CEE capitals approach large-scale urban transformation.
