Realty Income and KKR's €528 Million European JV Lands as Czech Investment Volume Doubles
Realty Income and KKR launched a €528 million European joint venture spanning four countries, including Poland, to hold a diversified portfolio of net lease assets, the clearest signal yet that global net lease capital is actively building CEE exposure. The announcement landed in the same week that Czech commercial real estate investment was confirmed to have more than doubled quarter-on-quarter, and Develia's preliminary PLN 550 million Gdańsk acquisition continued to work its way through the market as one of the largest residential land plays of the year.

Realty Income Corporation and KKR's formation of a €528 million euro-denominated joint venture to own a diversified portfolio of European net lease assets, including properties in Poland, marks a significant vote of confidence from two of the most sophisticated global real estate capital allocators. Net lease structures, long dominant in the US, have been slower to scale in CEE, and a platform of this size backed by Realty Income's operational expertise could accelerate adoption of the model across the region. Separately, Czech commercial real estate investment volume reached approximately €1.02 billion in Q2 2026, more than double the prior quarter, with residential assets emerging as the largest single sector, confirming the Czech Republic's position as one of CEE's most consistently liquid markets. CBRE's European Lender Intentions Survey added a further supportive data point, with 72% of European lenders planning to increase new real estate loan volumes in 2026 and an improved outlook specifically toward the office sector despite ongoing geopolitical concerns.
Where Capital Is Moving
M Core, through its LCP Poland platform, acquired Galeria Chełm, a 17,000 sqm shopping centre with 55 tenants, from Equilis and Acteeum, with plans to rebrand the asset as M Galeria Chełm, continuing M Core's pattern of consolidating well-let secondary-city Polish retail. ERSTE Realitná Renta fund acquired CBPI Park Liberec, a logistics and manufacturing complex in the Czech Republic, from CB Property Investors and Idoneus Investment, marking the fund's first real estate investment in the country and a further sign of Erste-affiliated capital's expanding CEE logistics footprint. UNIQA Real Estate Management opened its €3 billion Austria and CEE investment and management platform to third-party institutional and family office investors for the first time, a structural shift that could bring substantial new capital into the region's core assets.
Echo Group reported a 14% rise in H1 2026 residential sales alongside the sale of part of its Resi4Rent portfolio and plans for three new Warsaw office buildings, confirming the developer's continued dual-track strategy across residential and commercial segments. Skanska broke ground on Nowy Format A1, the first phase of a 21,400 sqm office complex in central Kraków designed for net-zero operational CO2 emissions, targeting Q3 2028 completion. The FORM office building at Warsaw's Rondo Daszyńskiego was confirmed fully leased since its early 2025 opening, a strong proof point for prime, well-located Warsaw office product.
In logistics, P3 Logistic Parks added Outdoor concept and Raben as new tenants at P3 Plzeň Myslinka, while WING Industrial secured a 40% expansion from PHOENIX Pharma Zrt. at East Gate Business Park near Budapest, bringing that warehouse to 11,200 sqm and reinforcing WING's long-term tenant partnership strategy. Redkom Development broke ground on a roughly 35,000 sqm retail park in Tarnów, Poland, featuring around 30 units including a five-screen Cinema City, targeting a 2027 opening.
CEE/SEE
Poland's planning reform, following the expiry of the Housing Special Act, is reshaping land values nationally: sites with legally secured development pathways are gaining value, while plots lacking clear general plans face new price pressure, a structural shift developers and investors will need to price into land acquisitions going forward. Romania's construction sector showed continued strain, with new project starts falling sharply in H1 2026 and multi-unit residential construction down 31% amid economic slowdown, inflation, and high interest rates, even as ADR Nord-Est continued to promote North-East Romania's growing role as an international investment gateway near Moldova and Ukraine. Danubius Hotels expanded its Budapest portfolio to 17 properties with the addition of the H2 Hotel Budapest, rebranding it as Danubius Hotel District V from October 1. Bucharest's hotel market posted 5% RevPAR growth in H1 2026, supporting a pipeline of over 1,500 new rooms expected by 2028 across midscale to luxury segments. Crestyl and WOOD & Company unveiled the Šárka residential project in Prague, 18 villa buildings comprising 224 apartments, with construction starting late 2026, while PSN released 20 new units in the second sales phase of its Žít Braník project, a 1932 building reconstruction targeting December 2027 completion.
Slovenia and Adriatic
Major shipping lines are surprisingly returning to the Suez Canal route despite deteriorating Middle East security conditions, a shift that will bring the Port of Koper ten days closer to Asian markets and could meaningfully improve its competitive position against northern Adriatic rivals. Vilharia in Ljubljana highlighted its sustainability credentials this week, citing over two thousand square metres of green roofs, rainwater management systems, strong public transport accessibility, and LEED Platinum certification, positioning the building among the most environmentally credentialed office assets in the Slovenian capital as speculation continues about its eventual sale.
Outlook
The Realty Income/KKR joint venture is worth tracking closely as a potential template for further global net lease capital entering CEE; if the platform scales successfully across its initial four countries, expect competing sponsors to launch similar vehicles targeting Polish and regional net lease assets. UNIQA's decision to open its €3 billion platform to third-party investors could similarly catalyse further institutional capital formation focused on Austria and CEE. Closer to home, the Suez Canal shipping return is the most consequential logistics development for the northern Adriatic corridor this quarter, and its effect on Koper's competitive positioning against Rijeka and Trieste will be worth monitoring closely through Q4.
