In 2023, Setrans d.o.o. made the strategic decision to dispose of its 11,000 sq m development site in Pesnica pri Mariboru, having concluded that it would not pursue a further expansion of its own operations.
The property represented more than just vacant land. It came with a significant development advantage already in place: a valid building permit for the construction of a service workshop with garages for heavy goods vehicles, originally secured for the seller’s own operational requirements. This substantially enhanced the site’s readiness for immediate implementation and increased its appeal to owner-occupiers seeking both location quality and development certainty.
From the moment we were appointed to market the asset, we focused on identifying a buyer who would recognise the combined value of its strategic position and advanced planning status. In 2024, we successfully completed the transaction with Krapše d.o.o., which acquired the property for its own business purposes after identifying the strategic advantages of the location in Pesnica pri Mariboru.
What began as a non-essential expansion site for the seller was ultimately repositioned as a highly relevant operational opportunity for the buyer. The result was a well-aligned transaction in which a permitted development site passed into the hands of an owner-user able to realise its full value.
