GoAsset needed tenants, not just interest
We advised on a multi-tenant leasing scheme for newly constructed Log Center Hoče-Maribor, that delivered 32,000 sqm Class A logistics and industrial facility. The developer, GoAsset Development, was an Austrian firm making its first entry into the Slovenian market. At the time of construction, only Saubermacher had committed – reserving 10,000 sqm – while the remaining 22,000 sq m was built on speculation. Completed in early 2022 in the Business zone in Spodnje Hoče. GoAsset required a leasing partner capable of identifying and converting demand in a sub-market where Class A logistics product had never previously existed. We were that partner that delivered.
Three Mandates, One Stabilised Building
Our engagement covered prospect identification, qualification, site presentation, commercial negotiation and full transaction coordination. Operating in a market with no direct comparable product, our work began upstream of any formal process: mapping logistics operators, distribution-intensive occupiers and national infrastructure tenants across northeast Slovenia, assessing their operational requirements, and building the case for Hoče as a credible location before formal introductions were made.
Three out of five lease transactions were concluded under our mandate. Approx. 20,000 sqm of the 22,000 sqm that were offered to the market. Pošta Slovenije, Slovenia's national postal and logistics operator, took space to consolidate the processing and distribution of oversized parcel shipments across its Intereuropa and PS Logistika subsidiaries – a strategic network decision enabled by the building's specification and location. Semenarna Ljubljana, one of Slovenia's most recognised agricultural and seed distribution brands, secured warehouse and distribution space as part of a broader rationalisation of its northeast logistics infrastructure, accessing a facility class previously unavailable in the sub-market. T.L. Sirk, a regional 3PL operator, was identified and introduced as the final piece and bringing the building to 100% occupancy in October 2023.

A Slovenian post office, a seed house, and a logistics network that crossed three borders
The tenant mix at Log Center Hoče-Maribor tells the story of a regional logistics market catching up with its own geography. Pošta Slovenije has been the backbone of Slovenian mail and parcel infrastructure since independence – now expanding its physical network to handle the surge in e-commerce volumes that no sorting algorithm can fully automate. Semenarna Ljubljana traces its roots to 1874, supplying seeds and agricultural products across the former Yugoslav region for 150 years, and now requiring modern cold-capable warehousing to match its distribution reach. T.L. Sirk built its CEE logistics reputation in Belgrade before recognising that the Maribor corridor – sitting at the intersection of three European transport axes – was the logical next node in its network. Three occupiers, three operational rationales, one building that made all of them possible.
The Market That Made These Deals Worth Doing
Industrial and logistics real estate was the fastest-growing segment of the Slovenian CRE market in 2022–2023 – and Log Center Hoče-Maribor was the only new Class A product in the Maribor sub-market. GoAsset chose the most strategic location for the development – at the South-Maribor highway interchange connecting Austria, Hungary, Croatia and the Adriatic corridor – the building represented the most significant foreign direct industrial investment in the Maribor region at time of delivery, with total development cost exceeding €20 million.
At the time of delivery in mid-2022, the Slovenian industrial and logistics real estate market was structurally undersupplied relative to demand. Despite Slovenia's advantageous position on the TEN-T core network and proximity to the Port of Koper – one of the fastest-growing container terminals in the Mediterranean – speculative development of Class A logistics space had historically been limited. Most available stock was either owner-occupied or functionally obsolete, with clear heights and loading configurations that no longer met the requirements of modern logistics operators. Across CEE, vacancy rates in prime logistics markets were reaching historic lows, with sustained demand driven by e-commerce growth, supply chain restructuring post-COVID-19, and increasing occupier requirements for automation-ready, ESG-compliant facilities. Log Center Hoče-Maribor entered this environment as one of a very small number of institutional-grade new builds available in northeast Slovenia.
