The deal that doubled itself
We were leasing brokers in this transaction – supporting ourlong-lasting client, BTC Logistika, and simultaneously working as the tenant'strusted advisor to find the right operational home for their next phase of growth. It is the kind of mandate where understanding both parties' needs is not just an advantage – it is theonly way to get to a result that works. The initial brief from the tenant was2,500 sqm. The final agreement was 4,400 sqm. What happened in between is the story of good advisory work.
The space was right. The tenantjust didn't know it yet.
The tenant was looking for a warehouse, potentially a production facility as well as integrated office space in Ljubljana, suitablefor a fast-growing e-commerce and production operation, with key requirement asufficient electricity power. The proposed location was not on their shortlist because Ljubljana's original logistics and trading district, carries a legacy of industry and older warehouse stock – not the obvious first choice for amodern, fast-scaling brand. The tenant had reservations. We had a different view.
Offered premises were a combination that is genuinely difficult to find in Ljubljana's tightening industrial market: functional warehouse space with integrated offices, established infrastructure, direct motorway ring access, proximity to the city centre. Ljubljana BTC is located 3km from the centre of Ljubljana and 200 m from the Ljubljana motorway ring, making it one of the most accessible logistics addresses in the capital. We made that case, addressed the tenant's concerns one by one, and the site-visit changed the conversation. The tenant signed a lease for 2,500 sqm.

One tenant, and one location that delivered more than expected
What followed confirmed what good tenant advisory work is built on: knowing your client's business well enough to anticipate their needs because the tenant is not a standard warehouse occupier. Founded in Slovenia, the company has grown from a domestic nutrition brand into one of the most recognised nutrition platforms in Europe – now positioned as one of the large stand most structured nutrition shops in Europe. That kind of growth trajectory requires space not just for today's volume, but for tomorrow's.
Once the tenant began operating from the BTC Letališka premises, the location delivered on every front the tenant had initially doubted – the logistics efficiency, the accessibility for staff and freight, the flexibility of the space configuration, and the quality of the landlord relationship. Within few months the annex to the original lease agreement was signed, adding 1,900 sqm and bringing the total leased area to 4,400 sqm – closeto double the original footprint, on a single site, with the same landlord.
