With two units placed directly by the developer, the final 6,500 sqm had remained on the market for several months before filled. We identified the right prospect, structured the deal and closed it. Another fully occupied building, another mandate delivered.

From months on the market to asigned lease - on a building that deserved better
We were engaged to lease the remaining 6,500 sqm of warehouse space at LOGspot Logatec, a newly completed Class A logistics facility developed by Atrios, a Slovak logistics real estate developer making its entry into the Slovenian market. The building – 26,000 sqm of warehouse space with 1,000 sq m of offices, BREEAM New Construction "Very Good"certified, gas-independent through air-to-air heat pump systems, and equipped with EV charging stations and a rooftop photovoltaic installation – represented the highest-specification logistics product to reach the Slovenian market at the time of delivery.
Two of three units had been leased directly by Atrios without advisory support: Milsped Slovenia, a regional 3PL leader with 4,400 employees and revenues exceeding €640 million, took the anchor position,followed by Cargo-partner, part of Nippon Express with operations across more than 50 countries. The third unit had been sitting on the market for several months. It needed a different approach.
One Unit. One Mandate. One ExtraMile.
The challenge was not the building – it was the market. The industrial and logistics sector in Slovenia was an emerging growth driver in2025, but the pipeline of truly suitable occupiers for mid-sized, high-specification warehouse space was limited, and matching the right tenant to the right product in a window that worked for both the building's lease-uptimeline and the investor's expectations required active, targeted prospect in grather than passive listing. We mapped the demand landscape differently and systematically.
We introduced the tenant – a fast-scaling, tech-drivenparcel delivery operator expanding aggressively across Central and EasternEurope. Their model, built around automated last-mile delivery infrastructureand hub-and-spoke distribution, required exactly the kind of modern,well-connected, operationally efficient space that LOGspot Logatec provided.The Logatec location – 25 km from Ljubljana, 75 km from the Port of Koper, with direct A1 motorway access and railway connection – placed the tenant at the optimal node for serving both the Slovenian market and the broader Adriatic corridor without passing through a single residential zone. We structured thelease terms, managed the negotiation process and coordinated through to execution. The building reached full occupancy.

A corridor that has been moving freight for two centuries
Logatec sits on one of Central Europe's most consequential logistics axes – the same route that has connected the Alpine interior to the Adriatic since the construction of the Vienna–Trieste railway in the 19thcentury. Today, the A1 motorway and the Koper–Ljubljana rail line run parallel through the same valley, making Logatec the last major logistics node before the Port of Koper and the first substantial industrial location beyond Ljubljana heading south. The municipality of Logatec has initiated an urban plan to connect two existing industrial zones into what will become the largest industrial area in Slovenia outside of Ljubljana.
The Market That Made This DealHard – and Worth Doing
Mid-sized Class A warehouse space in Slovenia's primary logistics corridor commands premium rents and limited competition, but the tenant pool for units of this specification, size and price point is genuinely narrow. The LOGspot Logatec asset, with a long-term WAULT, now forms the anchorof the ZDR Industrial Fund's – a fund that acquired the fully stabilised building in September 2025 as its largest single asset, pushing the fund'stotal portfolio beyond €40 million. That outcome was made possible by a full occupancy.
