For our client AJM, we were mandated to market and sell a larger warehouse property in Melje, Maribor, comprising approximately 5,000 sq m.
The sale process was inherently challenging. The building’s location within a former industrial complex in Melje, positioned among surrounding structures and consequently offering somewhat less direct access, meant that the asset required a carefully managed and targeted sales approach. From the outset, it was clear that unlocking the property’s value would depend on identifying the right buyer rather than simply bringing it to market.
We conducted multiple viewings with prospective purchasers from Slovenia and abroad, representing a wide range of industries. This broad outreach was essential in locating an occupier or investor able to recognise the underlying potential of the asset despite its locational constraints.

From Challenging Asset to Fully Repositioned Property
In 2025, we successfully completed the sale with Amomont d.o.o. The buyer moved quickly to unlock the property’s potential, carrying out a full refurbishment within the same year and preparing the building for operational use.
Today, the property is fully let to a range of tenants, demonstrating the success of its repositioning and the long-term viability of the asset in the hands of its new owner.
This transaction reflects the importance of active advisory, patient buyer search and disciplined execution in the sale of more complex industrial and logistics assets.
