Class a Office Building Ljubljana

Class A offices

We advised our Serbian client on the acquisition of Tivoli Center, a prime office asset located in the heart of Ljubljana.

Located on Bleiweisova street — steps from Tivoli Park, the Museum of Modern Art and the National Gallery — the property sits at the cultural and commercial heart of the Slovenian capital. The two interconnected buildings offer approximately 7,700 m² of gross leasable area. The seller, Generali Adriatic Value Fund managed by Generali Investments and Peakside Capital, had held the asset since 2018.

Buy-side advisory

Our mandate covered market positioning, asset assessment and transaction support, enabling our client to expand its Ljubljana real estate holdings with a centrally located, income-generating office asset. The acquisition underlines the continued appetite of regional investors for well-located, stabilised office product in supply-constrained markets such as Ljubljana.

Prime office space in central Ljubljana remains a scarce commodity — assets of this quality and location rarely come to market, making the Tivoli Center an exceptional acquisition opportunity for a long-term investor.
